Lakefalls sits at the southern edge of New Hampshire's Monadnock region, twenty minutes from Keene and two hours from Boston. The estate was built in 1927 and runs along the length of Woods Mill Pond, with Otter Brook winding through the property. Beyond the 250 acres of Lakefalls itself, 13,000 acres of permanent conservation land extend the privacy of the place into something closer to wilderness.
Lakefalls is a family estate, and the family lives here. It is not a venue that runs weddings back to back through a season. We open the property to a small number of couples each year, which is why a wedding here means the whole place empties out for you rather than fitting you into a Saturday between two others.
The estate runs on its own power. Two solar arrays generate far more electricity than Lakefalls uses across a year, so the lights over your reception, the kitchen your caterer works in, and the six houses your family sleeps in all run on sun the property collected itself.
What you rent at Lakefalls is not a venue. It is the entire estate, exclusively, for three full days. The Barn, the Lodge, the six accommodations, the walled garden, the covered bridge, the ceremony lawns, the trails through the conservation land. Everything. No other guests on the property. No staff sharing your weekend. Just you, your people, and the estate.

A wedding here is a weekend, not an event. Guests arrive Thursday afternoon, gather for a casual dinner at the Lodge, wake to the pond, marry over the weekend, dance beneath the timber trusses of the Barn, watch the fireworks over the lake, and leave Sunday after a slow brunch. The arc is long, unhurried, and entirely yours.
This is the shape most weekends take, though it is a rhythm and not a script. Some couples run a three-day Indian wedding with sangeet, mehndi, and baraat. Others keep it to thirty guests and a long, slow weekend on the water. The estate holds both.

Originally built as a formal rose garden in 1927, then restored and enhanced, the Walled Garden is the most requested setting on the estate. The lawn sits on the water with the lake as your backdrop, a short walk from the Barn. Accommodates up to 250.
The Lodge Lawn rolls down to the edge of Woods Mill Pond, framed by the woodland of Brooks Hill, which is exceptionally colorful at fall foliage. The Lodge itself anchors the scene. Accommodates up to 250.
A broad lawn rolls up to the dramatic waterfall, framed by millstones from a gristmill that ground grain here from 1785, at the origin of Otter Brook. The quiet rush of water carries the ceremony. Accommodates up to 250.
A clearing at the western edge of the estate, framed by old growth and the brook running below. The light arrives late and stays long, best for intimate ceremonies of fifty to one hundred. Accommodates up to 200.
The Barn is the all-weather backup and a natural reception space, with a high open ceiling and original timber, capacity up to 175. Prefer to stay outdoors? A simple rain tent can be raised beside your chosen venue instead.

The covered bridge crosses the water right where the pond narrows toward Chandler Meadow. It is a favorite for first looks, and guests find it on the trail loop without trying.
The lawn beside the Barn is where almost every cocktail hour happens. Guests spill out of the ceremony, drinks come up from the bar, and the party finds its feet before dinner is called.

The Woods Mill Tavern bar and the Canooler both come with The Gathering and The Grand Affair, and both are easier shown than described.
The tavern bar sits on the water below the falls, with two large pine slabs for a counter. It comes set up and ready to pour, so your bartenders arrive to a bar rather than a folding table.
A canoe on a log stand, filled with ice and drinks, parked wherever the party is. It is the thing guests photograph first and the easiest self-serve bar on the property.

Spread across the estate, sleeping 34 guests comfortably (max capacity of 42), available exclusively for the three-night wedding weekend.
Boulder House is where the two of you stay. The newest and most architecturally distinctive of the accommodations, it is built around a wall of giant granite boulders, combining exposed stone, timber framing, and full-height glass on three sides.
In 2025, Airbnb named Boulder House its most "wish-listed" property in New Hampshire. Set apart from the main cluster, it gives the couple real privacy when the night winds down, with a private deck, fireplace, outdoor shower, and a soaking tub on the deck, filled to order with hot water year round.
Built in 1927 as the original lodge of the estate, Lakefalls Lodge is the architectural and ceremonial heart of the property. It sits directly on Woods Mill Pond and is the most senior of the six accommodations.
The Lodge handles the rehearsal dinner in the original Great Room (up to 45 guests), and most couples house immediate family and the wedding party here over the weekend.
The Gate House sits at the entrance of the estate, just past the parking area, and is one of the most charming of the six. A classic New England post-and-beam cottage, it has a wraparound deck with views of Otter Brook and Woods Mill Pond, and stands steps from the Walled Garden ceremony space. Its lawn runs down to the pond with a canoe dock and swimming.
Three bedrooms upstairs (Green, Blue, Red) plus a sofa bed in the living room. The kitchen and dining room are scaled for hosting, and the deck wraps east and west to catch sun all day.
The Annex is the entire upper floor above the Gate House garage, with a private deck overlooking the pond and the Lodge. It makes a small, private retreat for the wedding party, or overflow from the Gate House.
The space opens to one large room with vaulted ceilings, a small kitchen, and a living and dining area with a daybed that converts to a king. Directly adjacent is a queen bedroom with a full bath.
Snowshoe Cabin sits in a small clearing between the Lodge and the pond. Once the Lodge's garage, it keeps its slate roof and original garage doors, now glazed, and has been fully renovated with modern amenities and radiant heat.
A vaulted living room with a wood-burning stove anchors the cabin. The spacious master is on the ground floor with an en-suite bath, and a sun-drenched loft above the kitchen holds a second queen. A screened porch runs along the front.
The Outpost sits at the north end of the property beyond the Covered Bridge, overlooking Chandler Meadow. It is the most private of the six accommodations, surrounded by thousands of acres of conserved land.
The all-season screened porch holds the best view on the estate, out over the meadow where moose, beavers, otters, blue herons, and bald eagles come and go. The kitchen is fully equipped with modern appliances.

Lakefalls is rented on an exclusive basis for three-day wedding weekends. Accommodations are required for three nights. Radiant floor heating runs throughout, except the Gate House and Gate House Annex. Bed counts are firm; alternate accommodations such as air mattresses are supplied by guests.
Average wedding-season rates from mid-May through October with New Hampshire's 8.5% rooms tax included total $230 a room, roughly $115 per guest per night, and a drive back from every event. At Lakefalls, your closest friends and family stay on the estate itself.
